The Savannah painting market, honestly

Savannah is two painting markets sharing one area code. The first one is wood. The old fire ordinance that banned frame construction in the original city never reached south of Gwinnett Street, so builders filled that ground with frame houses between 1870 and 1910, and those houses are still standing, still wood, and still failing first on whatever elevation the live oaks keep in shade. Shade is the part painters from drier states get wrong here. A wall that never sees direct sun, in a city averaging about 72 percent humidity, does not dry between the dew and the afternoon, and mildew ends up living in the coating rather than sitting on top of it. The second market is thirty miles west, where Hyundai dropped a 7.59 billion dollar EV plant on a 2,923 acre site in Ellabell and turned Bryan County into the fastest growing county in Georgia. Those buyers are in fiber cement subdivisions in Pooler, Richmond Hill, and Rincon, they moved here for a job and know nobody, and the first thing they do is open Google. Under our one painter rule nobody holds Savannah right now. It is open.

What makes Savannah different for painters

The tree canopy is the technical problem and the keyword opportunity at the same time. Live oaks and the dense canopy over the older wards mean whole elevations sit in permanent shade, and shaded siding in this climate stays wet long enough to grow mildew inside the film. That is why so many Savannah homeowners do not search for a painter at all at first. They search the symptom: black streaks on siding, green on the north wall, mold on stucco. Those searches are cheaper than the head terms and they convert better, because somebody typing them has already decided the house looks bad. A painter who can answer that specific question on a landing page, and explain why a wash and a mildewcide primer are line items rather than upsells, wins the call before anybody talks price.

The plant changed who the buyer is on the west side. Hyundai Motor Group Metaplant America ran its first vehicle off the line in October 2024 and held its grand opening in March 2025, with state incentives targeting 8,500 direct jobs by 2031 and a 2.7 billion dollar expansion announced after that. Effingham County grew roughly 15 percent between 2020 and 2025 and Bryan County roughly 16 percent. The practical version for a painter: these are payroll buyers, not equity buyers, so the ticket runs smaller than a Landmark District restoration but the close rate is faster and the objection is scheduling, not money. They also work shifts, which means a real share of the calls land before 7 in the morning and after 8 at night. If those go to voicemail, you paid for them anyway. Ad schedule and call handling matter more in this metro than the bid does.

Savannah has two weather problems and they are not the same problem. March and April bring tree pollen counts that push past 1,500 grains per cubic meter, oak and pine both, and pine dusts everything yellow within hours. That does not stop exterior work, but it does mean fresh coatings pick up a film and spray schedules need a plan the homeowner hears about up front. Then August arrives as the wettest month at roughly 8.4 inches of rain with humidity near 79 percent, which stretches recoat windows and eats production days. The clean stretches are late spring and the run from October into November, when humidity drops to its lowest point of the year. The painters who fill October are the ones who kept quoting through August. That is a budget decision made in the middle of the worst month, which is why most crews get it wrong.

Income property is a separate business hiding inside this market. Savannah permits short term vacation rentals inside an overlay covering the Downtown, Victorian, and Streetcar historic districts, with new rentals in residential areas of the Downtown and Victorian districts capped at 20 percent of parcels per ward. That cap makes every existing permitted property worth protecting, and the owners repaint on turnover math instead of taste. They want a start date, a finish date, and a number, and they book fast when you give them all three. Same metro, but a landing page written for a homeowner picking a color loses that call. Worth knowing too that inside the downtown local district, exterior changes visible from the public right of way including the lanes need a Certificate of Appropriateness, and color changes are normally handled at staff level against a standard of visual compatibility with the block.

The house rule, applied

One Savannah
painter.

No spin: we have no Savannah client on the books, no Ardsley Park job photos, and no Chatham County numbers to wave at you. What is actually on offer is the rule. Savannah goes to one painting company, and the day somebody takes it, every keyword, negative list, and landing page we build for this metro serves that company and nobody else. There will be no second Savannah painter, because putting two of our own clients into the same auction for the same Pooler homeowner only raises what you both pay per click while we bill you for the privilege.

Savannah questions

Is it worth bidding the Hyundai side of the metro when it is thirty miles from downtown?

That depends on your truck time and your ticket, and it is a question we answer with data rather than opinion. Campaigns are geo-set by zip, so Pooler, Richmond Hill, Ellabell, Rincon, and Springfield can run as their own group with their own budget and their own landing page. Then we compare cost per booked job out there against cost per booked job inside the Chatham core. Newer fiber cement homes usually mean a smaller ticket and a shorter sale, older wood in town usually means the opposite, and the right answer is whichever one clears more margin per crew day for your operation. Sometimes the honest recommendation is to stop bidding half the map.

Do I need historic district experience to compete for Savannah work?

No, and pretending otherwise costs you money. Plenty of profitable Savannah repaint volume sits in Ardsley Park, the Southside, Wilmington Island, and the west side subdivisions where nobody is reviewing anything. If you do want the downtown work, the thing to say plainly on the page is that you know exterior changes visible from the right of way need a Certificate of Appropriateness and that you handle the paperwork, because a homeowner sitting on a 150 year old facade is mostly afraid of doing something irreversible. If you would rather not touch that, we build the campaign so those searches never reach you and your budget goes where your crews are fast.
